The short answer: no, you do not need a Spanish visa to buy property in Spain. Non-residents from any country can purchase real estate with just a valid passport and a NIE number. Property ownership rights are the same regardless of visa status or nationality. Many foreign property owners never obtain a Spanish residence visa—they simply buy, hold, and manage their property from abroad.

However, the decision to obtain a visa depends on your longer-term plans. If you intend to live in Spain, rent the property to tenants, or manage it actively, visa status becomes important for tax, legal, and practical reasons.

What You Actually Need to Buy Property (No Visa Required)

Valid Passport

Your passport is the primary identification document. It must be valid throughout the purchase process and for subsequent visa applications if you decide to obtain residency later.

NIE Number (Número de Identidad de Extranjero)

The NIE is essential. It's a unique identification number assigned to foreign nationals for legal and tax purposes in Spain. You cannot complete property registration without it. Apply at a Spanish consulate before traveling or at the Extranjería office (immigration office) after arrival. Processing takes 1–2 weeks and costs around €10.

Proof of Funds

Your bank must verify that you can complete the purchase. This is standard procedure in any property transaction and doesn't require a visa.

Legal Representation

Hire a Spanish solicitor (abogado) to handle the transaction. They verify ownership, ensure contracts are valid, and protect your interests. This is strongly recommended but not legally required.

If You Plan Long-Term Residency
