Beyond income tax, Spain taxes net worth. This wealth tax (Impuesto sobre el Patrimonio) applies to residents with assets exceeding thresholds. As an expat, you may be subject. Understanding the tax prevents unexpected bills and enables planning.

What Is Wealth Tax in Spain?

Definition

Annual tax on net personal wealth. Applies to Spanish tax residents. Calculated as percentage of total net wealth (assets minus liabilities). Not a wealth-upon-death tax; annual tax on current holdings.

Historical Context

Spain eliminated wealth tax in 2008 due to recession and compliance costs. Reintroduced in 2022 after inflation spike. Currently applies to residents with net assets exceeding 600,000 euros (threshold as of 2026; may change).

Wealth Tax Thresholds & Rates (2026)

Threshold

Net assets below 600,000 euros: no wealth tax. Net assets above 600,000 euros: wealth tax applies on amount above 600,000.

Progressive Rates (on excess above 600k)

600,000–750,000 euros: 0.2%. 750,001–1,000,000 euros: 0.3%. 1,000,001–1,500,000 euros: 0.5%. 1,500,001–3,000,000 euros: 0.7%. 3,000,001+ euros: 0.9%. Rates vary slightly by region (some autonomous communities apply different rates or exemptions). Maximum combined rate (wealth tax + income tax): Some regions cap at 60% total.

Example Calculation

Net assets: 1,000,000 euros. Taxable amount: 1,000,000 – 600,000 = 400,000 euros. Tax calculation: 150,000 × 0.2% + 150,000 × 0.3% + 100,000 × 0.5% = 300 + 450 + 500 = 1,250 euros annual wealth tax.

What Assets Are Included?

Included in Wealth Calculation

Real estate (primary residence, rental property, land). Bank accounts and cash. Investments (stocks, bonds, mutual funds, ETFs). Retirement accounts. Cryptocurrency. Jewelry, art, vehicles (fair value). Business interests. Life insurance with cash value.

Liabilities Deductible

Mortgages on real estate. Business debts. Investment loans. Tax debts. But: unsecured debts (credit cards) and personal loans may not be fully deductible (complex rules). Personal debts less deductible than secured debts.

Primary Residence Exemption

Some autonomous regions exempt primary residence entirely (up to certain value). Others exempt only portion. Madrid, for example, fully exempts primary residence up to 300,000 euros value. Check your specific region.

Who Must File?

Residents

Spanish tax residents with net wealth exceeding 600,000 euros must file. Non-residents with Spanish-based assets exceeding 600,000 euros (usually only real estate) may also need to file (complicated rules; seek advice).

Filing Deadline

Same as income tax (April 1 – June 30). File with Agencia Tributaria. Can be filed alone or combined with income tax return.

Regional Variations

Autonomous Communities

Wealth tax rules vary significantly by region. Some regions have higher thresholds, lower rates, or broader exemptions than national rules. Examples: Madrid: 600k threshold, rates apply. Catalonia: 600k threshold, slightly different rates. Some regions (Basque Country historically) have lower taxes.

Where You're Tax-Resident Matters

Your primary residence determines which region's rules apply. If you move regions, rules change. Planning: sometimes worth timing a move to optimize tax treatment (complex; consult a tax advisor).

Planning Strategies

Asset Valuation

Real estate: official government valuation (catastral value) is used unless you challenge it with appraisal. Often lower than market value (favorable). Investments: December 31 market value (no flexibility). Art/jewelry: requires appraisal (discretionary).

Debt Reduction Strategy

Using debt to offset assets reduces net wealth and wealth tax. Example: if you have 1 million in assets and 200k in mortgages, taxable wealth is 800k. Leveraging increases debt, reduces net wealth, lowers tax. Risky if market downturns; consult a financial advisor.

Primary Residence Optimization

In regions with primary residence exemption, maximizing the home's value (up to exemption limit) reduces taxable wealth. Allocate assets to primary residence value up to exemption; hold other assets in lower-value form.

Timing & Relocation

Wealth tax is calculated annually. Some individuals relocate to low-tax regions. Risky: tax authorities may challenge. Only viable if genuine relocation (not tax-dodging appearance).

FAQ

Do I pay wealth tax if I own only a home under 600k?

Not on the home alone (in regions with primary residence exemption). If you have other assets (cash, investments, rental property), they're added to calculate net wealth.

Does my 401(k) count toward the wealth tax threshold?

Yes. As a Spanish resident, your worldwide assets count, including retirement accounts. Fair value as of December 31 is used for calculation.

Can I defer wealth tax?

Not typically. Annual payment required by deadline. In hardship cases, you may request payment plan; not guaranteed. Plan ahead to have funds.

What if wealth fluctuates during the year?

December 31 value determines tax (snapshot basis). Fluctuations during year don't matter; only year-end value counts. Plan around that date if possible.
